Osceola County commissioned a comprehensive countywide commercial land use and market study to guide future planning and economic development along key corridors. Osceola is one of the fastest‑growing counties in Florida, post-pandemic. With a diverse population exceeding 400,000 and rising -- quite the change from the relatively sleepy, suburban-rural area known primarily as the southern gateway to Walt Disney World -- the County was in need of a data-driven foundation for strategic decision‑making on residential and commercial development. The study provides a clear understanding of current market conditions and future development capacity, and it identifies key trends within each of six designated market areas spanning the north and center of the county.


Inspire conducted a multi‑phase analysis grounded in socioeconomic, business, and real‑estate data. The first phase, a countywide commercial land use study, uses real estate conditions, industry shifts, and retail leakage, among other factors, to establish an overall economic baseline. The second phase, a detailed commercial land use and market analysis for each study area, pulls out trends peculiar to each corner of the County via factors like vacancies, development approvals, entitlements, population growth, and residential pipeline data. These informational deep-dives are synthesized into in engaging, easy-to-understand reports, a hallmark of Inspire's commitment to providing implementation-focused results. The studies equip Osceola County with actionable insights that help the County balance economic opportunity with community needs as its population continues to grow.
